Missouri Energy Code News

Missouri (October 2015) 

Missouri buildings are responsible for about half of the state’s energy use, according to 2012 data from EIA. However, the characteristics of building energy consumption have changed significantly over the past couple of decades: where once residential consumption was dominated by space heating and cooling, better envelope and equipment components have shrunk weather-related energy demands.

Meanwhile, the energy consumption of appliances, electronics, and lighting have increased relative to overall usage. Missouri has no mandatory or voluntary statewide code for private residential or commercial buildings. Instead, energy codes are adopted and enforced at the county or municipal level.

Jurisdictions representing about 50% of the state’s population have adopted codes equivalent to either the 2009 or 2012 IECC. The 2015 energy plan recommends enacting a statewide code applicable to Class 1 and 2 counties for both residential and commercial new construction.

Class 1 and 2 counties together represent four million people - about 67% of the state’s population. This means that the changes recommended in this plan would increase mandated energy efficiency in buildings for at least a million Missourians.

Missouri teams score 5th, 8th in national energy competition

Missouri recently had two teams compete in the collegiate U.S. Department of Energy Solar Decathalon where collegiate teams design, build and operate solar-powered houses that are cost-effective and attractive.

The event was held in Irvine, Calif., from Oct. 8-18.

Missouri S&T placed 5th in the competition and the colleges of Drury and Crowder teamed up to place 8th.

The winner of the competition is the team that best blends affordability, consumer appeal and design excellence with optimal energy production and maximum efficiency.

The Missouri Department of Economic Development – Division of Energy provided financial assistance to the schools to be used for the competition.

StLouis Your Future Electric Bills-Missouri Madness:Round 2

The Missouri General Assembly is currently considering legislation that would allow Missouri's monopoly utilities to place an expensive new surcharge on their customers' electric bills. This new surcharge would bypass the traditional ratemaking process that has served Missouri consumers well and weaken Public Service Commission oversight.  Vote the proposed new utility surcharge the worst idea in Missouri here.

Interior Framing-Plumbing-Benton Rehab Green Blog Series

Part 10: Interior Wall Framing, Plumbing, Laundry Room Exhaust Vent and Plumbing-Benton Park Gut Rehab Green Blog Series

 The below CAD drawing was the Basic Plan going into the Rehab Project.

Neither the Building Owner or Myself like to have Return Air Ducts Located on the Floor (where they suck or pull in more Dirt and Debris).  The HVAC Return Air Vents were instead installed 6 ft off the floor.

This is a very Important Wall.  It not only will support the Kitchen Cabinets.  It contains the Plumbing Stack for the 2nd Floor Kitchen as well as the First Floor Kitchen Area.  This wall was constructed using a double 2x4 wall with the studs running parallel with the wall plates.  This allowed for Plenty of Clearance for the Plumbing on both the First and Second Floor.

 The plumbing for this project was done by: Master Plumber St Louis and I highly recamend their Services for your plumbing needs.

Double 2x4 Plumbing Stack Wall

The photo below is the only photo I have of the future Laundry Room.  This was added the day the Master Plumber St Louis showed up at the Job Site.  All though this was a change order (email the Pros at Master Plumber StL) they handled the addition of the Laundry Room for this floor and the 2nd Floor.  Giving the Investment Property Apartments Updated Amenities- Which increases the both the Rental Value and the Investment Property Portfolio.


In the Photo below we have 2nd Floor Laundry Room, 2nd Floor Hot and Cold Pex Water Lines for the Laundry Room,and the 1st and 2nd Floor Dryer Vent Exhaust.  Quarters were a little cramped but everything was able to fit snugly into the allocated space.

* * * I recommend to remove the Tank Lid before placing the T-Shirt around the Tank before painting.  This will alleviate the possibility of breaking an expensive Tank Lid when removing the T-Shirt after painting.

Tuckpointing the Attic Walls-Brick Home Rehab Project



As you can see in the following photo you can see daylight through the Brick Wall.  This generally is your first clue that if you do not fix the problem soon-there will soon be structural damage to the Masonry Building. In this article for the Benton Rehab Series I am going to share:

As with most of the Older Brick Homes in the St Louis Region.  The Brick Walls in this home are three courses thick.  In this particular area 1 to 1 1/2 of the brick courses had completely deteriorated.  Without relaying the entire brick wall the only way to fix this problem is to fill the missing brick up with mortar and trowel smooth.


In the following photo you can see how I completely sealed the damaged bricks in this area.

 When filling large areas in; such as in this photo.  Apply the Tuckpoint Mortar in 1 to 2 in lifts.  Pre moisten area with Hudson Sprayer to allow adequate time for the Mortar to cure and reach its design strength.
