My current project has a couple of phases of projects.  The first exterior project is adding wheelchair access to the front of this property located in , MO. 

After pricing a few of the electric wheel chair and stair lifts on the market, I found the prices start at $2,500 to $6,000-(each system has benefits and drawbacks).  Unfortunately, I learned that the costs of automatic systems are more than this clients budget can allow.  The clients eyes lit-up when I mentioned that we can build a ramp that will save him money and work within his budget.

To build a proper ADA complaint Wheel Chair Ramp I looked up the Specs and learned:

The Americans with Disabilities Act (ADA) provides Wheelchair Ramp Specification and access guidelines that most business are required to meet. Most residential applications do not need to meet ADA guidelines, but they are a good reference point for recommended ramp lengths.  Most businesses, churches, schools and other organizations must comply with-

ADA Specifications and ADA guidelines for handicapped wheelchair ramp access


  • 1:12 slope ratio which works out to be one foot of wheelchair ramp for each inch of rise. For instance, a 20 inch rise requires a 20 foot wheelchair ramp.
  • Minimum 5’ x 5’ Flat area at the top and bottom of the ramp.
  • Minimum 36 inches of clear space across the wheelchair ramp.
  • Minimum Platform size is 5’ x 5’
  • Maximum of 30 feet in a single run of wheelchair ramp prior to a rest or turn platform.
  • Handrails on both sides of the wheelchair ramp

Pt3 Kid Sized Plumbing-Small Biz Energy Efficient Design Build Project

This final blog post of the Series-Small Business Energy Efficient Design Build Project.  I will be addressing the Must Have Request of the Client- Two Child Sized Plumbing Fixtures and extra counter area by sink located outside of bathroom.  If you haven't noticed a design theme yet while reading about this project.  Let me give you a HINT: KIDS!  This project is all about providing a: safe environment for Kids to grow and learn!

Starting with the Must Have:
  • Kids Sized Plumbing Fixture
    • Problem Solved by a call to my preferred plumber and plumbing outlet.  I honestly didn't know these existed at the time of the Clients Initial Interview, but with a call to my Master Plumber who pointed me towards models by Kohler and Pacific Standard.

  • Extra Counter Area
    • The upstairs area is host to many activities for the children-crafts and crafting and other educational activities that will require ease of access to a Sink.  To me it only made sense that the sink area also be child sized!  
    • Problem solved easily:  I will take the Standard Sink base and remove 12-14inches of the sides and back, then re-attach the system!  Saving Money by not having to order "Special" products!

CAD Solar SketchUp Design Layout For Shading Issues





I use a CAD program for optimum Solar Panel Layout for the challenging buildings in the StLouis Region. This allows me to remove the Panels that are affected by Shading Issues. I then Place the CAD drawing onto a Google Earth Location and can provide a Clean Energy Output Report based on the location in relation to the Suns Position on the Location.

Pt2 Ensuring Success StLouis Small Biz Energy Efficiency Design Build Project


In part 2 of this blog series I will be addressing the open floor plan concept requested by the client.

This to me was the easiest part of the design build remodeling project and where there is a will there is a way! 


I accomplished this open concept by first determining the allowable span for the ceiling joists[1][2] And determined that 2x6 will span the needed 16' opening and is beefy enough to support the R49 Green Fiber Blow In Insulation [3].

I will be installing these ceiling joists on 16 inch centers supported by 2x6 ceiling joist hangers attached to a Site Built Double Joist supported by the 2x4 Interior Walls.

This will be a site built support beam that rests on each side of the 2x4 Interior Walls that frame the Dormer Opening in the Second Floor.   See Photo below of exterior view of Dormer on the Roof

The crew and I will use Glue and 2 Rows of 3 inch screws spaced 16 inches apart.  To construct this beam.

We will also be using Metal Ceiling Joist Hangers that will provide the needed structural support to carry the load over the span below- Providing and

Ensuring Success StLouis Small Biz Energy Efficiency Design Build Project

In todays day and age of small business enterprises I rarely find that a local St Louis area small business is actually thriving.  And when I learned that this successful small business needs to expand to meet the needs of her growing business I was more than happy to assist her in making her business a continued success by utilizing proven advanced energy efficient construction techniques for this Attic Conversion.

Here is behind the scene work on the Design Build Energy Efficiency-Attic Conversion and the Small Business Customer Must Haves for the project and how I am going to convert the unused attic space into a functional and energy efficient design build project that meets and exceeds the clients requests


Here are the clients Must Haves:
  • Energy Efficient Design (part1)

Designing for Energy Efficiency
Since this project will be in the top floor of a two story building special attention was given to ensure that proper levels of insulation are utilized as well as eliminating air leakage.  


Here is a CAD drawing of the planned Ceiling and modifying the existing Roof Construction that addresses building code requirements for energy efficient design and construction.

In the above photos you see that Natural Air Flow is mentioned numerous times.  The importance of natural air flow-is not only suggested it is required by the new building codes that are slowly being adopted and utilized in today's energy efficient building designs.

What gets me is that why some builders leave out this crucial step.  Its not a new concept and one that I learned in my first year of Drafting classes in 1989 while designing my final year Residential Home Drafting Project.  

What this natural air flow does is keep the upstairs cooler in the summer and is needed to assist in eliminating ice dams during the winter.

Rule of Thumb for determining this natural air flow from eve to roof peak is: 1 square inch for every square foot of space.  

This 1 square inch is then divided equally in half between the top and bottom of the building.  In the case of this building we will be using: Soffit Vent as well as Roof Peak Vent and to ensure there is unobstructed air travel Air Baffles will be utilized in the areas where the insulation contacts the underside of the roof.

Never let a Building Contractor neglect this important step in any of your building projects.

#DesignBuild Energy Efficiency-Attic Conversion

My next Design Build Project will be converting this unused attic into Energy Efficient and usable 2nd Floor Space.   

We will be performing major Energy Conservation Build Techniques as well as using Advanced FramingMethods on this Green Build Project 

Upon completing we will have the following RValues: R19+ in the wall, R49 Attic, R13+ in the Floor. 

My plans also call for Air Tight Electrical Junction Box Covers in the Attic as well as 6mil Poly Air Barrier for the Interior Walls.
