Make the most of limited square footage with these nine maneuvers.

House sizes are shrinking in these frugal times, and builders are working with tighter constraints when it comes to building envelopes, lot sizes, and budgets. But with a little ingenuity and discipline, a small home can feel plenty roomy and every bit as lovely as a larger one. Here are some tips for making the best of a small situation.

Go for pocket doors.

A pocket or wall-mounted sliding door can yield 10 square feet of usable space that would otherwise by taken up by clearance on a swinging door. These nifty little space-savers can be particularly handy for closing off kitchen pantries, storage closets, computer niches, or even entire rooms, such as the powder room in this house by EcoBuilders in Asheville, N.C. And, with a little creativity, a pocket door also can serve as a design element that adds character.

Improve circulation.

Hallways tend to eat up precious square footage and can make a small house feel cramped. The good news is you probably don't need them, seeing as how today's casual lifestyles are conducive to open floor plans with fewer interior walls. When communal zones such as the kitchen, dining, and living area flow together, narrow passageways are unnecessary. This 1,282-square-foot starter cottage by SRG Homes in Jacksonville, Fla. shows how it's done.

Build secret hideaways.

Rule number one in making a wee space feel larger? Reduce visual clutter. Think about how to exploit wall cavities and other nooks and crannies to create clever hiding spots for things such as trash, recycling, canned goods, linens, and seating. This sleek kitchen island by Minarc--made from recycled tires and wrapped in orange Corian--includes tuck-away bar stools that disappear into the unit when not in use.

Aim high.

You can do a lot with a tiny footprint if you think vertical. The mini-lofts of Olympic Studios are only 375 square feet each, but they feel pretty spacious, thanks to 17-foot ceilings and clerestory metal sash windows. Masterminded by Killefer Flammang Architects, they're basically a stacked version of the efficiency apartment: communal spaces below with a sleeping loft above. This unique configuration allowed the developer to increase density and hit an affordable price point that appealed to young professionals and students at nearby Santa Monica College. The 165-unit project was built in two phases and was completely leased within seven months.

Create memory points.
 
Don't have the budget or linear feet for a blow-out wine cellar or monumental picture window? Don't fret. The great thing about small spaces is that little touches can go a long way--particularly quirky little gems that fall at eye level, such as antique drawer pulls, a banister of reclaimed wood, or an artsy door knocker. Urban Jobe Architecture added a touch of whimsy to this kids' shower alcove in Austin, Texas, with an assortment of Hakatai glass mosaic tiles.

Say no to claustrophobia.

There are ways to delineate functional areas in a small plan without resorting to closed-up drywall. This clever, double-sided partition makes the most of a spatially challenged bathroom and dressing area in a historic 1850s brick row home. Designed by Barnes Vanze Architects, the freestanding wall sports a vanity sink on one side and a chest of drawers on the other. Its cherry wood cabinets and juniper slab prove that luxury can happen on a small scale.

Worship the sun.

Natural daylighting can have a transformative effect in the tiniest and most awkward of spaces. Skylights do the trick in this renovated attic, which was previously unusable and now serves as a serene home office. Architect Todd Ray of Studio 27 Architecture kept the row home's original pine beams and oak floors, offsetting their rusticated look with bamboo wall panels, frosted glass, and stainless steel.

Use it or lose it.
 

Formal living rooms and dining rooms are dust collectors that more and more buyers seem willing to forgo in the new era of efficiency. Single-use rooms are giving way to flexible realms that do double or triple duty.  Consider the kitchen island that facilitates food prep, casual dining, homework, and happy hour. Or the study that morphs into a painting studio or sleeping porch--like this New England charmer by the Green Company.

Architect Darrell Russell's custom-built Florida home is a tidy 1,000 square feet, but it doesn't skimp on views.  The big windows were a splurge, yes, but look what they deliver: sight lines that extend far outside the house and into the lush landscape. The result is a small envelope that costs less to air-condition and maintain, but offers the feeling of openness and light.

In North Carolina, where I live and work, enclosed crawlspace foundations with small vent openings are very common. Most of those crawlspaces experience high humidity, and many have problems with mold and rot.

My contracting firm, The Healthy Building Company, specializes in sealed and insulated crawlspaces, which the newest version of the International Residential Code now allows. Instead of vents, a sealed crawlspace has a continuous vapor barrier to keep ground moisture out of the space.

Part of my company's business is detailing crawlspaces for new homes, as I described in a JLC article last year (Building a Sealed Crawlspace, 10/03). The rest consists of fixing crawlspace problems in existing homes. In this article, I'll show how we recently cured severe moisture problems in the crawlspace under a house in the Blue Ridge Mountains.

This job came our way when we got a call from the retired lady who had recently purchased the home. She was happy with the house in general, but a tradesman working on her deck had looked under the house and advised her to have the crawlspace checked out. Once on site, it didn't take long to see that this crawlspace was in bad shape — about a nine on a scale of ten.

The house is just three or four years old, and when I went there to inspect it, I expected to find a typical mild case: small amounts of moist dirt, poly over most of the floor area, and a few fuzzy spots of early fungal growth on the wood. What I found was a disaster — a dank, dripping, moldy space, totally infested with bugs.

As bad as it was, we were able to fix this space in spite of the owner's limited budget, by cleaning up and and sanitizing the mold-covered materials, installing a vapor barrier, sealing up the two small vents, and dehumidifying the newly enclosed space until the structure was well dried out. I also advised the homeowner that some other changes should be made: Some wood infill walls at the crawlspace perimeter should be replaced with a better system, or they may eventually rot. But that's the nice thing about the way we seal up crawlspaces — when the owner is ready, all someone has to do is cut the poly back, do the work, then install new poly, sealing it to the old with the same kind of mastic and tape that we used.

Bugs, Mold, and Rot
The sources of moisture around this cabin were plentiful and obvious. A nearby creek and pond had saturated the air and soil. In a location like this, any crawlspace needs to have a fully effective vapor barrier or there will be problems.

Those problems were evident as soon as I looked under the house (see Figure 1).

The mold and wood rot were everywhere. With water dripping from every surface (Figure 2), it was obvious that the crawlspace was at the dew-point temperature more or less continuously.

The concrete block columns supporting the house at the perimeter were exposed to the outside temperature, so their inside faces in the saturated crawlspace stayed constantly wet with condensation (Figure 3). Moisture from the block was wicking into the adjacent wood-frame, batt-insulated infill walls, built to close up the space and trap warmth during the winter. The pressure-treated wall plate was set directly on the damp earth, where it also wicked moisture into the air and into the wall framing above it.

When you assess a crawlspace, one thing to check out is what kind of bug life it supports. Certain critters are comfortable in a moist environment, and if they've set up shop there, you know that the conditions they prefer are present. In my experience, a sealed, dry crawlspace will only support spiders — they are the only ones that don't seem to care whether the moisture is there or not. But millipedes, ladybugs, and potato beetles, for example, aren't found in a correctly detailed sealed crawlspace.

The crawlspace under this house was packed with mole crickets (Figure 4), a species that thrives in damp conditions. That told me that this crawlspace had been wet all the time, for a long time. In a sealed crawlspace, you'll never see a mole cricket.

It was interesting to see that the spiderwebs under this house, as well as the electrical outlets and even the filaments of fungus, were beaded with moisture condensation. The spiders were nowhere to be seen — apparently they weren't happy with the conditions.

At the back of the crawlspace, things looked really bad. The OSB on the ceiling and the paper face of the insulation are both glistening with moisture and coated with black, slimy mold. If left unattended, these materials would have completely decomposed within a very short time.

Organic horticulture is the science and art of growing fruits, vegetables, flowers, or ornamental plants by following the essential principles of organic agriculture in soil building and conservation, pest management, and heirloom variety preservation.

The Latin words hortus (garden plant) and cultura (culture) together form horticulture, classically defined as the culture or growing of garden plants. Horticulture is also sometimes defined simply as “agriculture minus the plough.” Instead of the plough, horticulture makes use of human labour and gardener’s hand tools, although some small machine tools like rotary tillers are commonly employed now.

Dirty Money-Our Missouri Government Leaders

Another Letter to: Rep. Russ Carnahan, Sen. Kit Bond, Sen. McCaskill,

Dear Mr. Carnahan, Mr. Bond, and Ms. McCaskill-

I encourage 'Leading by Example'.  When I read that my Elected Leaders have a combined Political Contributions of $455,759.00-From the Oil and Coal Industry.  I  feel my Government Representatives are being influenced by the Oil and Coal Corporations. 

I encourage you to vote for meaningful legislation that will move our Great State and assist in the Nation's move towards Energy Independence. If more of our Electricity was supplied by Renewable Energy- We would require less Coal and Oil. 

Its obvious to even the Lay-Person that Global Warming is REAL with Oil and Coal being the biggest culprits.  In staying with our States Theme: 'Show Me'.  I believe we have the perfect opportunity to 'Show' the Union how we are directing our Great State towards Energy Independence.

I am just one small voice and share my views with my combined 4,000 average monthly readers via my web sites.  When it comes time for RE-Election in the Future.  Renewable Energy Production and Weatherization will be 'Hot-Bed' Issues.  I would like to report to my Readers that Our Current Leaders have voted for Renewable Energy Production and Weatherization.  Rather than reporting how our Current Leaders are voting for Big Oil and Big Coal.

Fossil Fuel Subsidies

What is a fossil fuel subsidy?

A fossil fuel subsidy is any government action that lowers the cost of fossil fuel energy production, raises the price received by energy producers or lowers the price paid by energy consumers.

How much money does the government give the oil, gas and coal companies?

Estimates of the value of US federal subsidies to the domestic oil industry alone (not coal) range from roughly $6 billion a year, to an amazing $39 billion annually. The most recent comprehensive study of US energy subsidies (see graph below) identified $72.5 billion in federal subsidies for fossil fuels between 2002-2008, or just over $10 billion annually.

Internationally, subsidies are even more difficult to estimate but they are likely more than $600 billion annually, of which at least $100 billion are production subsidies.

Didn't President Obama and the G20 announce an end to fossil fuel subsidies?

No.  The Obama Administration has proposed eliminating roughly $3.8 billion annually in fossil fuel subsidies.  However, even in the wake of BP's oil disaster in the Gulf of Mexico, Congress has not shown enthusiasm for ending these subsidies.

Similarly, the Administration has proposed to the G20 nations that they all eliminate fossil fuel subsidies. Although this process has generated some new studies and data, so far very few subsidies have actually been eliminated as a result.

Background

The G20 group of nations have committed to ending fossil fuel subsidies. Eliminating fossil fuel subsidies is a great idea, if it's done right.  This is trickier than it sounds.

The principle is simple and clear: You can't really say you're committed to the fight against climate change if you're still funding oil and coal.   Many global leaders including U.N. Secretary General Ban Ki Moon, Sir Nicholas Stern, Al Gore, and John Browne (the former Chief Executive of BP) have all spoken out against the ongoing practice of subsidizing fossil fuels with public funds.  Obama campaigned on the idea, and the administration has already proposed eliminating some domestic subsidies in the 2010 budget.

But the reality, is, as usual, stickier.  Calls for subsidy removal tend to be answered by the oil industry and their allies with dire predictions of rising gas prices and consumer pain thus leading to unemployed politicians.  This is because the poor oil industry couldn't possibly have anything less than record profits, and they'll continue to either use our tax money to do it, or they'll jack up prices on us.  In other businesses involving addiction, this is called a protection racket.

Consumption vs. Production Subsidies

As mentioned above, a fossil fuel subsidy is any government action that lowers the cost of fossil fuel energy production, raises the price received by energy producers or lowers the price paid by energy consumers. There are a lot of activities under this simple definition—tax breaks and giveaways, but also loans at favorable rates, price controls, purchase requirements and a whole lot of other things.

Generally, subsidies are either on the production side (making the cost of production cheaper), or the consumption side (making the price of fuel cheaper to the consumer). In the U.S. and the rest of the industrialized world, we generally have production subsidies, which also serve as corporate welfare to the oil and coal industry who return the favor with lavish campaign contributions.  But in the developing world, consumption subsidies, which make access to energy and fuel affordable to the poor, are far more common.

Excluding the military and wars for oil, consumption subsidies are the largest subsidies—the IEA just published a report indicating that consumption subsidies in 37 developing countries were worth $557 billion annually.  However, the intent of these subsidies is generally not to increase consumption of fossil fuels per se—rather it's often simply to help make access to energy and transport affordable in developing countries.

Therefore, eliminating consumption subsidies is not the place to start leveling the playing field for clean energy. Like raising prices on U.S. consumers, it's likely to provoke a backlash in developing countries, ensuring gridlock for years to come.

US Domestic Subsidies

Estimates of the value of US federal subsidies to the domestic oil industry range from roughly $6 billion a year, to an amazing $39 billion annually. The most recent comprehensive study of US energy subsidies (see graph above) identified $72.5 billion in Federal subsidies for fossil fuels between 2002-2008.

There are several reasons for this discrepancy. First, accounting methods and exact definitions of subsidies vary. Second, while environmental and consumer groups tend to calculate the total amount of revenue to the American taxpayer that these subsidies cost, others note that "many subsidies have a higher value to recipients than their direct cost to the government." Finally, some of the highest estimates includes a portion of defense spending (more info on defense subsidies to oil here and here).

In other words, the higher values are more indicative of the corporate welfare given to the already highly profitable oil industry annually, while the more conservative figures are a better estimate of how much the elimination of these subsidies would save the U.S. taxpayer. It should be noted that while the high estimate does include some of the cost of US military "defense" of the Persian Gulf region, it does not specifically incorporate any increase in defense spending relating to Iraq, or any quantification of the environmental externalities associated with oil. Neither includes any amount of international subsidies, or Oil Aid.

While the estimates of how much subsidies are worth varies, estimates of the relative levels of funding of energy types are consistent. The chart above illustrates that the vast majority of subsidies still go to fossil fuels.

These energy subsidies are completely out of step with a nation that now broadly accepts the need to end our collective "oil addiction".

International Subsidies

A better idea would be eliminating international subsidies via institutions like the World Bank, the U.S. Export-Import Bank, or the Overseas Private Investment Corporation—all of which are supported by U.S. tax dollars, all of which gave billions last year to the fossil fuel industry, and all of which could be important sources of public funds for clean energy.

These institutions actually use our tax dollars to build infrastructure for fossil fuel extraction and use in the developing world. So, if we don't end this practice first, we're essentially saying to the rest of the world that we'll use our public funds to support Exxon, Chevron, and Shell to build carbon intensive infrastructure in the developing world, but we'd like the developing world to remove the subsidies that make use of that infrastructure affordable to its population.

So how do we transform oil companies into energy companies and jumpstart the new energy economy? The first step is a Separation of Oil & State – including an end to governmental subsidies to Big Oil and an investment in renewable energy alternatives and energy efficiency instead.

The Senate's done nothing; time for us to do SOMETHING!

Solar Nation tells me the U.S. Senate has done absolutely nothing during this Congress to even debate a climate and energy bill. Too many of them, it seems, would vote the way their big funding sources would want them to vote - and that's almost certainly not the way forward for America.

Can you write to your local and regional media, letting their readers - including the U.S. senators who want their votes - know how you feel about that?
